As a follow-up to our recent post on the transformation of the Union Lofts building and its associated blade sign, the new sign has finally been completed and should signal the commencement of leasing activity for the building in the near future.

Union Lofts, Downtown Los Angeles Move-ins are scheduled to occur by winter, though there is no official date as of yet.

At the northeast corner of 8th and Hill, the Union Lofts building will be an anchor for what will one day be a largely residential/retail area, with buildings including the Mandel Lofts; the Brockman; 8th & Grand; Santee Court / Santee Village; the Great Republic Lofts; and the Chapman Flats.

Ground-floor retail will include a high-end but still unnamed restaurant, adding a north/south dimension to the “Restaurant Row” vibe the city is trying to encourage for 7th Street.

The project architect for the 92-unit adaptive reuse property is Killefer Flammang Architects, and the developer is Meruelo Maddux Properties.

I am excited about this building. It is amazing to me how quickly they have completed most of the work compared to those lofts on 7th Street. 8th Street west of hill has so much potential. Would love to see the Bristol Hotel become alive again, love Colori Kitchen and Golden Gopher, but what about the Garfield Building across Hill from the Union Lofts? Any plans there? How about the “Italian Kitchen” building across from the Golden Gopher. Why is that building boarded up? The street could be very vibrant.

The Garfield Building is going to be converted into loft apartments or condos, I’m not sure which. That’s a great building too. It’s currently in the planning stage, I *think*

I think 8th Street has great potential. BTW, as a personal opinion, I hope 7th Street does not become “main street America”, or else dt becomes like Old Town (colorado blvd), Santa Monica (3rd street), El Segundo (Main street), etc…

What downtown needs is vibrant districts with no real center street. Imagine, retail & restaurants on every street; activities occuring on Olympic, 9th street, 8th street, 7th street, 6th street, 5th street, etc.. and the cross with Fig, Flower, Hope, Grand, Hill, Broadway, Spring, & Main, etc… I don’t want one main street to be the “be all, end all”.

I completely agree with you. We need a three-dimensional retail district instead of what we already have, which is a lot of linear retail districts.

I agree as well. It is going to be interesting to see MODE when it opens on Olive and 9th.

Any idea why Mode chose that location on Olive? With all the available retail spots in the area, that seems like the worst possible location? I mean, it’s between a dead zone parking lot and a strip club. Am I missing something?

i’m not so sure about the garfield converting….i believe there is a parking space issue, as in they have none. i’d love to be proved wrong on that one though.

The Garfield Building is going to be Renovated and turned back into retail spaces on the street level floors with office space coming online shortly thereafter, we are hoping to turn it into a boutique hotel but that is in the planning stages and some years off, but as shannon said befor there is a slight issue with parking in the area.
