first look: title guarantee building lofts

This weekend angelenic visited the newly converted Title Guarantee Building at 5th and Hill streets to get an first-hand look at loft life in the Art Deco masterpiece. When completed next month, 74 luxury apartments ranging from 755 to 4,000 square feet (including single level, duplex and triplex configurations) will rent for $2,000 to $12,000 a month. That works out to a whopping $2.50 to $3.00 per square foot!
Considering the high-end finishes, posh amenities, metro access and unmatched views of Pershing Square, maybe the prices are justified. Check out what they’re offering:
- Thermador/Bosch premium stainless steel appliances
- In-unit full-sized stacked Maytag washer/dryer
- Hardwood cabinetry with granite and glass finishes
- Entertainment smart panel in each unit
- Expansive walk-in closets with organizers
- Polished concrete floors and 11’ to 24’ concrete ceilings
- Kohler/Hansgrohe bathroom fixtures
- Private terraces (select units only)
- Delivery coolers in the lobby (for your Zone diet and grocery drop offs)
There’s also rumor of a private rooftop stainless steel pool! It’ll be interesting to see just how private and relaxing that will become when Park Fifth gets underway next year.
What else? Garage parking is available on-site for an additional monthly fee. Pets will be allowed but there are breed restrictions. No retail tenants are officially lined-up, but the developer is hoping to lure in a gourmet grocer - just in case you’d rather not bother with the coolers.

Always love it when one these old buildings are cleaned up and preserved for future generations. Love the gold elevator door. An the park looks really nice in picture you took out the window. Even the purple slab comes off looking like a metal sculpture.
I love that there is too much inventory in downtown with more coming on line every month. Time to lease and wait for winter 2008 to buy
