Final 1110 Ingraham RenderingFinal renderings for the new 17-story residential tower at 1110 Ingraham Street – now branded as Residences @ Bixel – are complete. The sleek design culminated as a concerted effort between three Los Angeles architecture firms: SLAB, Archeon and Gensler LA.

Demolition work should be complete this week on the old retail structure at the northwest corner 7th and Bixel to make way for the new development. Ground-breaking is planned for July 2008 and should wrap in mid-2010.

The mixed-use project will contain 334 luxury condominium units in the main structure and approximately 15,175 square feet of commercial space in the ancillary building stretching out to 7th. Both structures will replace surface parking lofts on an L-shaped site adjacent to 1100 Wilshire in the City West neighborhood of Downtown LA.

Korean developer ShinYoung is now helming the project. A source close to the project says pre-sales began last month in South Korea.

What happened to Hi-Point Development and that terrible rendering you put up a few weeks ago? Is this one going to look entirely different soon too?

Ryan, Hi-Point Development’s project is on the other corner of the block at 7th and Lucas, called Lucas One. The old rendering you’re referring to is for this project, 1110 Ingraham.

They may have sold it since, but the Martin Group’s Director of Development that just left is a friend, and in March he said this site was their’s and they’d gotten the entitlements through when they worked on 1100. Archeon develops as well as designs, so maybe they’ve bought it or it could be a JV. The old rendering that FridayinLA refers to and was previously posted, is on TMG’s website and yes called the Lucas.
Also, when Martin Group bought and entitled the parcel, it was with the intention that 1100 Wilshire residents won’t have obstructed views. I think that was actually a key reason that they bought the site, so it may never have been their intention to build it- just to make sure it doesn’t get in the way of 1100 Wilshire values.

With An E, the site for 1110 Ingraham was acquired in September of this year. When I moved into Vero back in March, I remember seeing the “SOLD” signs go up on the property months later. From my research, Martin Group did acquire the original entitlements and it was later sold to a new developer. The current owner of record is Ingraham/Bixel LLC, which was formed in May 2007. TMG’s rendering is outdated.

Entitlements limit the building height to the top of the 1100 Wilshire parking podium. Shinyoung is developing the project. Gensler was brought in to design the building shown in the renderings. Interiors also to be Gensler. SLAB/Archeon, architects of record.

I live at 1100 Wilshire and think it’s a great new addition to the neighborhood. I hope to see more local development in the future. City West has such convenient access to the Westside, Pasadena, Glendale, and other parts of the city due to it’s being close to most of the freeways. It’s only a 15 min walk to LA Live.
