redesigned city west tower wows, but will it get built?
Amidi Real Estate Group, the developers behind the TenTen Wilshire adaptive reuse project, and Central City Development Group are in the plan check phase for a fully-entitled 52-story glass residential tower at 1027 Wilshire in City West.
The massive project, which recently received design revisions from Canada-based Chris Dikeakos Architects, would bring 402 new condominium units and approximately 5,000 square feet of retail to a heavily blighted surface lot just west of the 110 Freeway. If built, it would be the largest fully-residential structure in the city — that is, unless Park Fifth steals that title.
The involvement of Hamid Behdad, the city’s former Director of Adaptive Reuse Projects and president of Central City Development Group, should give the project an edge in navigating the convoluted channels of city bureaucracy. And maybe it has: The most recent information available states ground-breaking should occur in the next few months with completion in 2010.
Many would argue that as the Downtown condominium market softens and construction prices remain high, the possibility of ambitious proposals actually penciling out remain low.
However, considering work continues on the architectural scheme and the pool of experience helming this development, I stay confident this one we can expect to happen. After all, by the end of 2010, the real estate climate in Downtown could be very different. Let’s hope their financing partners will be as visionary as the rest of the team.
