Vista Hermosa Natural Park
Downtown’s new 14-acre park has made substantial progress since we last checked in October 2007. The large soccer field area is now complete along with most infrastructure construction such as the stone retaining walls, facility buildings, fencing, lighting and other necessary utilities. Final grading and tree planting is still taking place.
Vista Hermosa Natural Park is part of the larger Vista Hermosa School Complex under development on 1st Street west of Beaudry Avenue and is scheduled to arrive soon.

Previously known as Bixel Court, the 80-unit apartment project now called Bixel at Fifth is wrapping up on the northwest corner of its namesake streets. Final facade work is now underway and construction continues on the interior, which will include open studios, one- and two-bedroom flats, townhomes and upper-level penthouses.
Resident amenities include a 60-foot lap pool, Jacuzzi spa, two levels of secured parking, 1,500 square-foot fitness/recreation facility and a night porter. The contemporary units are equipped with Eurotech washer/dryer units, stain-less steel Frigidaire refrigerators and ovens, cook tops and microwaves.
Bixel at Fifth will be available for move-ins by spring 2008 with rents ranging from $1,500 to $4,000 a month.

The massive five-story mixed-income housing complex located at Second Street and Glendale Boulevard (on the former Toluca Train Yard) is on schedule for its April debut. Over 40 different floorplans ranging from 500 to 1,850 square feet offer housing options for a variety of needs and income levels. In addition to 220 market-rate units, the development contains a whopping 55 units for low-income families.
Developer Essex Property Trust is outfitting all units with granite countertops, black- and stainless-steel appliances, carpeted floors and in-unit washers and dryers. Amenities include a 14-seat screening room, outdoor pool, spa, fitness center, resident lounge, business center and outdoor dog patch.
Leasing application are now being accepted and resident tours should begin in the next two weeks.

Wood Apartments
The two-building affordable housing complex on both sides of James M. Wood Boulevard and Albany Street helmed by 1010 Development Corporation is nearly complete. Together, the five-story structures will offer 61 two- and three-bedroom apartments to lower income families and a 30-child preschool facility.
Scaffolding remains on the south building located at 1322 James M. Wood Boulevard, but both look to be ready for occupancy in the coming months.

Construction is complete on the colorful contemporary luxury building at 1st and Beaudry across from the Vista Hermosa School Complex. Lofts and townhomes ranging from 500 to 1,500 square-feet are renting from approximately $1,800 to $5,000 a month.
Approximately 6,000 square feet of retail, a screening room with a 100-inch screen, “resort-style” pool and wellness spa, and a rooftop “cloud room” with skyline views and a fireplace round out the amenity list.
The leasing office is now open on site.

Killefer Flammang Architects’ new facade paneling system on the 16-story adaptive-reuse structure is about 95% complete. Interior work continues to bring 227 fully-furnished luxury live/work suites to the market this spring.
A rooftop deck with pool, board/conference rooms, theater facility, stylish luxury finishes, and 360-degree city views are expected to lure white-collar residents for flexible living arrangements.
Move-ins are anticipated by spring 2008.

Very interested in the park.
1) Will the park be open to the public or is it truly part of the school campus and off-limites to locals?
2) When will the park open?
3) Does the park have open grass areas?
4) Will picnicing be allowed?
5) Will barbequeing be allowed?
6) Will the park have any playground equipment for young children?
Here’s what I know, David:
Yes, it is 100% a public park for everyone. It will have many open grass areas, restrooms, a pond, soccer fields, picnic areas, an amphitheater and themed children’s play area. I don’t know the hours though.
One project which you might want to note is the residential project at Albany & Conneticut just south of Olympic. This new development on the northwest corner is pretty different than most. It is townhomes set above garage space. Clearly, it is designed for families. I, also, suspect it is for low-income households because the site used to be a city-run daycare. (That facility was torn down and rebuilt further west on the block.)
I think this project at least merits a photo next time you review this area.
