Creative Environments of Hollywood (CEH), the developer behind the ambitious LA River-adjacent Spring Naud project, is planning its second local development in the northwest corner of Downtown overlooking Dodger Stadium.
The 10,600 square-foot parcel, located in the quiet Figueroa Terrace neighborhood just west of the 110 Freeway, currently contains a 1920s residential structure slated for demolition to make way for the new lofts complex known as White Knoll Heights.
Adhering to the stylish, modern architecture on which CEH has built its reputation, White Knoll will contain 17 multi-level live/work units with full-glass walls, upper-level decks and dramatic mid-century structural planes.
Views of the Downtown skyline, Elysian Park and Glendale are also a touted selling point, but we can clearly see the skyline backdrop superimposed in the primary rendering is overly exaggerated. Moreover, this image enunciates White Knoll’s detached location, a disadvantage acknowledged by the dual-vehicle car ports.
While I’m sure there’s a market for those willing to sacrifice prime location for contemporary living with views, this project will not speak to the new generation of Downtown residents seeking to live in the heart of the city. Still, White Knoll may be closer to Downtown’s action than the southern reaches of the Arts District.
The White Knoll proposal is well-executed and a welcome investment to a secluded neighborhood that has seen little developer interest in recent decades. Too bad one requires an automobile to access it.
No timeline for construction has been set at this time.

The “1920’s” residential structure” referred to is and has been for years a shuttered crack house with no architectural or aesthetic merit whatsoever. I used to live on Figueroa Ter. just north of College and am very pleased with this development.

17 units???? But the lot is only 10,600 sf in a RD1.5 zone = 7 units. 7 units is also what appears to be shown on the renderings. Confirm please…

What’s the exact location of this development? This isn’t exactly “urban living” in that you’ll definitely have to drive, right? And not necessarily because of the distance… but what lurks between the development and the shops…. right??

To refer to this house as a crackhouse is such disrespect for the neighborhood and the previous owner of this home. The previous owner was a professor at USC who had lived with there and his family for the past 80 years until he passed away. It was never a crackhouse! I’m a homeowner on White Knoll Drive and can believe what people say about a neighborhood that probably don’t even live there. This hill top has the best views of downtown l.a., and yes, it may be a mile out of the downtown area, but is walking distance to the civic center. It is what you make of if. If you enjoy walking, it takes 15 minutes to get into downtown. What I would like to see is for this company that also owns the empty parcels on Figueroa Terrace either clean up the property, turn it into a park, or put some type of development on the lot as it is becoming a problem for the neighborhood. If you want more information about the neighborhood, come to the Neighborhood Watch Meetings on the second Wednesday of every month at the Kaiser building to speak to local police officer and other community members.
