proposal at 9th and figueroa would turn heads

9th & Figueroa Towers, Downtown Los AngelesApparently some forward-thinkers are already preparing for Downtown’s next big construction wave.

A never-before-seen proposal illustrated by GDS Architects for the southwest corner of 9th and Figueroa shows a 420-unit luxury residential proposal consisting of a 20- and and 25-story tower above and below grade parking.

The project would also contain a retail podium at the prime intersection to “provide a multi-story urban arcade that connects the street edge to the heart of the project,” and would occupy the majority of the block bound by James M. Wood, Figueroa, Olympic and the Cottage Place alley. The site is directly across from The Pantry and Astani’s Concerto development.

No developer or additional details are known at this time.

Thanks for the updated post. Does The Pantry actually own the lot on the southwest corner? Or is it so profitable, the owner can’t be persuaded to sell it at a reasonable price to the developer? It appears this development is being built around this little parking lot.

It is interesting, too, the now abandoned apartment building across the street from L.A. Live is in the renderings. I’d assume this structure would be long gone by the time this is built.

I do like the second rendering. Note that it’s from the perspective of where LA Live is now, though in the rendering it’s a parking lot.

Riordan (Pantry) does own the lot right at the SW corner, but the development seems to encompass a larger area… the land where the rendered buildings seems to be occupying is owned by “REGALIAN, LLC.” I don’t know who that is, but a quick google revealed that they have some mechanic’s lien… interesting…

i think its nice but looks kind of out of place for that area, they should maybe draw design concepts from both Concerto and the Ritz & Figueroa hotels. Also if they can they should extend the street retail all the way to the corner of 9th/Fig. If the parking lot is an issue why cant they just allow Pantry customers to park in the TCW garage adjacent to the Pantry on 9th.

^^^Good point. If i had my way, the ugly as hell abandoned building on Figueroa a block north of the TCW tower would be torn down, and replaced with a high-denisty reidential-office tower, with plenty of ground-floor retail, including some fronting TCW. To compensate for the Pantry losing its prime lot at 9th/Fig, the garage behind this abandoned building would be demoed, and a new garage would be built underground, with a park at street level. Factor in Metropolis, which has SECURED ITS FINANCING, being built across the street, and you have an incredibly dense, walkable, great area. What still confuses me is how they can have a Just Tires across the street from a Ritz-Carlton?? But hey, anything is possible in Downtown.

I bet Riordan is holding out for serious money for that parking lot. They will work it out before construction begins because this represents the most valuable use of the property. Alone it will be less useful.
